"Your own private villa and vineyard. A new life among the vines."
The Calitina Vineyard Country Club is Mendoza's first lifestyle vineyard estate community to produce a gold medal winning wine.
And now you have the unique opportunity to own the last Malbec vineyard available that produced this wine - at a very special price.
As a vineyard estate owner at Calitina, you will join a vibrant community of wine aficionados from Argentina, England, Mexico and the USA. Live in your villa year-round or use it as a vacation home or an income producing investment in the tourism destination Business Week magazine calls, "The Next Napa".
"If you share our spirit of adventure and passion for fine wine, and are looking for an affordable vineyard lifestyle property with substantial upside potential, then this beautiful estate is for you."
The Calitina Vineyard Country Club is in the prestigious Las Paredes District of San Rafael on the Mendoza Caminos del Vino (Mendoza Wine Route) near the world-famous Bianchi Champañera winery that attracts up to 85,000 visitors per year. The property is about 5 miles (7 kilometers) from the town of San Rafael on a paved road leading to a two-lane highway with a paved bicycle path alongside for safe and emission-free transit. Vineyard estate owners and guests enter the community through a gated entry portal and lighted access road.
The last available estate, known as Malbec Estate 5 is approximately 3.0 acres (1.2 hectares) including a building site among the vines featuring several mature trees including olive, pine and a large Aguaribay estimated to be over 100 years old. Previously reserved for an estate grown wine, the developer is now offering this exceptional property for private ownership.
The building site on this estate is fully provisioned with utilities including city water and electricity, plus broadband Internet access. The property has irrigation water rights “definitivo” meaning the rights are part of the title deed. There are two vineyard blocks on the estate with a total of 1.75 acres (0.7 hectares) planted to Malbec in 2004. These vineyards are among those that produced a gold medal winning wine from their first harvest in 2006.
The vineyards are planted using espaldero bajo trellissing with a vine density of 1,300 plants per acre. Presently the vines are cultivated for a potential annual yield of 3.2 tons per acre (8,000 kilos per hectare) that could produce a total of approximately 4,800 bottles (about 400 twelve-bottle cases) of reserve quality wine for sale direct to the consumer at the estate or exported to the USA, Canada and other markets.
An experienced bilingual (Spanish / English) team is available to help achieve your dream of owning a vineyard estate, making your own wine and enjoying your new lifestyle including a Vineyard Manager, Winemaker, Architect and General Contractor. Our vineyard estate owners communicate with them directly and they personally handle every detail.
A bilingual Vineyard Manager, who is advised by a licensed Agricultural Engineer, supervises vineyard workers who have all the necessary tools and equipment. He has developed protocols for pruning, irrigation, organic fertilization, canopy management and other tasks that are optimized for the local terroir. A licensed bilingual Winemaker can produce your wine in his fully equipped winery for sale to your target consumer, and to enjoy with your family and friends.
On the building site within this estate a bilingual Architect can design a private villa to your specifications. One popular design is a Mendocino-style villa with Napa Valley influences. It is approximately 2,000 square feet (185 square meters) of total living area including an owner's suite, two guest bedrooms, gourmet kitchen, dining room, living area, wine cellar, spacious outdoor galleries, swimming pool and a brick parilla for an authentic Argentine Asado.
A licensed General Contractor provides high quality work using local materials including beautiful stone, rough-hewn wooden beams, hand painted tiles, wood framed windows, granite counter tops and brand name appliances. Your custom designed villa will be surrounded by vineyards and nearby olive groves with the foothills of the majestic Andes mountains in the background.
Developer close-out pricing. The last gold medal winning Malbec vineyard estate, including the building site provisioned with utilities, is priced at only US$160,000.
This is not a time-share property. You receive 100% deeded ownership to your land, vineyard and villa. In Argentina, a foreign buyer's property rights are exactly the same as Argentines. Your purchase can be handled by a bilingual Escribano (attorney and title agent) who will carefully explain all the details.
